Summary
1005 Station St. is a 41,172 sq. ft. six-storey multi-unit residential, LEED Gold Targeted building located in Vancouver’s downtown eastside. The project is a partnership between the City of Vancouver and BC Housing, and will provide 80 self-contained 325 sq ft. studio apartments for the homeless and those at risk of homelessness due to physical and/or mental health, behavior, substance dependencies, and/or forensic history.

Sustainable Sites
The building is located within walkable access to public transportation as well as shopping and community resources. Parking is located underground to minimize the heat island effect of exterior paved surfaces.To encourage alternative forms of transportation, bicycle parking and shower facilities, as well as Electric Vehicle charging stations have been provided.
Water Efficiency
Highly efficient toilets, faucets and showerheads were installed to reduce water use by 46% below standard fixtures.
Energy & Atmosphere
The building has been designed to use 44% less energy than an equivalent conventionally designed building.
A ground source heat pump (GSHP) serves the ventilation, domestic hot water (DHW) pre-heating, and in-floor heating requirements for the main floor amenity and retail spaces.
Total natural gas use has been reduced by 59%, electric lighting power use has been reduced by 11%, and electric baseboard heating power use has been reduced by 42%.
Materials & Resources
The amount of construction waste destined for the landfill was reduced by x %.Additionally, all the recycled content of all materials used is x %.
Indoor Air Quality
A central heat recovery ventilator increases energy efficiency by recovering waste heat, as well as providing a high level of air filtration and air change.
Occupant health and wellness has been improved by minimizing harmful VOC’s in paints and interior finishes, providing daylight to 94% of regularly occupied spaces, and providing views to the outside for 97% of spaces
Tobacco smoke penetration between suites has been minimized by ensuring the air-tightness of each individual suite.
