The existing 11 storey circa 1960's office building will be selectively demolished to the super structure, including an initial asbestos abatement. All underground parking structure decks will be structurally upgraded as well as expanded to the east. The leasable office areas of the building will then be expanded in floor area to the south and east on the 2nd to eleventh floors and the new building facades will be clad with a new high efficience glazing system. The main floor retail component of the building will be re-partitioned and expanded to the east, to accomodate a wide variety of retail/restaurant tenants and will be fully glazed to Jasper Avenue and 108th Street. The new building incorporates specific pedestrian and landscaping requirements outlined by the Downtown Main Street Commercial zoning and the retail main floor will provide excellent human scale to Jasper Avenue pedestrians, while incorporating the larger upper floor footprints. Surface/outdoor parking for the retail main floor tenants will be provided on the rear roof deck of the main floor retail. This parking and the building loading and refuse/recycling areas will be accessed from the north lane of the property.
