East Port Properties Limited, as Agent and Manager for the owner, HOOPP (Hospital Organizations of Ontario Pension Plan) Realty Inc. - The multi-tenant leased warehouse is a 63,180 sq. ft. tilt-up concrete building with a 24 foot clear height. Sandwich panel walls, under slab insulation, and an R-30 insulated roof contribute to an efficient building envelope. The primary heat is supplied by a natural gas fired in-floor heating system, with supplementary natural gas unit heaters adjacent to loading bay doors.
Site cast and erected concrete construction allowed the building to be constructed with a large volume of locally available materials, and a high percentage of recycled content through the reduction of portland cement in the concrete.
Punched windows around the entire perimeter of the building at 20 foot high will provide up to 75% daylighting in the space. This is enhanced by supplemental skylights to make up for losses caused by racking inside the warehouse. Lighting is designed with high-efficiency fluorescents, dimmers and motion sensors to supplement the daylighting available through the glazing.
