The site is bounded by a residential development to the west, East Liberty Street to the north, Pirandelli Street and another residential site to the east, and the future Front Street extension to the south. The development consists of three parallel towers oriented north-south. These towers are to be 18 storeys in height. The towers are connected at floors 9-13 with east-west connections along the north edge of the site, and the tower floor plates are widened at these levels. From floors 2 to 8 there are also single-loaded connector buildings running east-west between the floors along the south face of the site. In addition, there are two raised landscaped terraces at the second floor which cover the loading areas, convenience parking, drop-off areas and access to the three level underground garage. Grade-related townhouses face East Liberty Street and amenity spaces are located at grade along the south facade. A total of approximately 860 units are proposed.
