The site is bounded by a large grocery store to the west, railroad tracks to the north, a three-tower residential site to the east and another future residential tower to the south. The development orients the majority of the units on the upper floors to the east and west to maximize views and limit exposure to rail noise and views of nearby buildings. The design for the building calls for a brick clad podium for the first three floors, which are to have extra height to accommodate live/work units with mezzanines. The lower floors of the tower (4 to 20) will step back from the podium and contain 16 units per floor, while the upper floors (21 to 25) will step back and consist of 12 units per floor. The top floor (26) is to contain the amenity spaces and also incorporate the mechanical penthouse. A total of 368 units are proposed.
