The site, to the north of West Harbour City Phase I (620 Fleet Street), is bordered by Bastion Street and June Callwood Park on the west, Fort York Boulevard, Fort York and the Gardiner Expressway to the north, Grand Magazine to the east and Sloping Sky to the south. Each of these facades have a different character, and the design responds uniquely to each condition. The west edge of the site is defined by a 15-storey stepped rectangular building running along Grand Magazine with units facing primarily east and west. A 17-storey point tower with units oriented to the south, east and west only is located at the northeast corner of the site. These two structures are connected by a 7-storey base that wraps around the northwest corner of the site. Units facing north in this portion of the building are limited in number and are designed as loft style spaces for maximum flexibility. At the southeast corner of the site are townhouses facing Grand Magazine and Sloping Sky. A total of 390 units are proposed.
The interior of the site is defined by a raised landscaped terrace at the second floor which covers the loading areas, convenience parking, drop-off areas and access to the three level underground garage.
