The existing 11 storey circa 1960's office building will be selectively demolished to the super structure, including an initial asbestos abatement. All underground parking structure decks will be structurally upgraded as well as expanded to the east. The leasable office areas of the building will then be expanded in floor area to the south and east on the 2nd to eleventh floors and the new building facades will be clad with a new high efficience glazing system. The main floor retail component of the building will be re-partitioned and expanded to the east, to accomodate a wide variety of retail/restaurant tenants and will be fully glazed to Jasper Avenue and 108th Street. The new building incorporates specific pedestrian and landscaping requirements outlined by the Downtown Main Street Commercial zoning and the retail main floor will provide excellent human scale to Jasper Avenue pedestrians, while incorporating the larger upper floor footprints. East Port Properties Limited, as Agent and Manager for the owner, HOOPP (Hospital Organizations of Ontario Pension Plan) Realty Inc. - The multi-tenant leased warehouse is a 63,180 sq. ft. tilt-up concrete building with a 24 foot clear height. Sandwich panel walls, under slab insulation, and an R-30 insulated roof contribute to an efficient building envelope. The primary heat is supplied by a natural gas fired in-floor heating system, with supplementary natural gas unit heaters adjacent to loading bay doors.

Site cast and erected concrete construction allowed the building to be constructed with a large volume of locally available materials, and a high percentage of recycled content through the reduction of portland cement in the concrete.

Punched windows around the entire perimeter of the building at 20 foot high will provide up to 75% daylighting in the space. This is enhanced by supplemental skylights to make up for losses caused by racking inside the warehouse. Lighting is designed with high-efficiency fluorescents, dimmers and motion sensors to supplement the daylighting available through the glazing.

It is orientated on the north south axis to take full advantage of the day time sun and city views. The tower steps down onto a 6 story L-shaped podium. In the summer, concrete surfaces are naturally cooled in the evening, providing radiant cooling for the upper three floors during the day. Thanks to the efforts of AERL staff and student volunteers, this is the only facility on the UBC Point Grey campus to have a building-wide composting program.

The AeroCentre-V speculative office building is located in a business district just south of the Toronto International Airport, in Mississauga. Intended to house approximately 1500 occupants, this project will mitigate its environmental impacts by leveraging rainwater collection and low-flow fixtures to reduce demand on municipal water, employing strategies to reduce urban heat island effect, and installing low-emitting interior finishes. This retrofit project combines heritage preservation with green building design. The result is a 1911 building that has been propelled into the future, bringing new life to Victory Square.

Older features of the building have been bolstered to create an interesting and pleasant space at a lowenergy cost. A central atrium was cut into the center of the building, flooding the interior with natural light. Customized cross ventilation is achieved through user-controlled windows and passive solar techniques using sunshades and louvered canopies.

The building design reduces energy consumption to 20% below the ASHRAE 90.1 standard. It also takes advantage of the urban renewal opportunities offered by heritage buildings.

The AIR MILES Reward Program is relocating one of their call centres into a new 4,687 m2 commercial office space. This call centre will house roughly 360 call centre personnel at any given time and will feature an Associate lunch/lounge area, a games room, in addition to having both private and prayer rooms. Additionally, there will be significant telecommunications infrastructure to support the services that are provided from this call centre location.

The AIR MILES Reward Program has made sustainability a key objective for this project and will be locating this space within a LEED for Core and Shell Developments certified building to complement its own LEED for Commercial Interiors space.

The architectural portion of the expansion was already underway when the decision to apply for LEED was made. Therefore LEED-CI was chosen over LEED-NC. The tenant improvements were already being dealt with as a separate project to the architectural expansion when LEED was adopted. The timing was great as the tenant improvements were just starting to be designed.

The design approach was to develop a building that reflects the quality and beauty of the furniture Allwest sells within the framework of sustainable building with a mandate of achieving LEED-CI certification in Canada. Project goals include the desire to reduce consumption and wastage of materials, energy and water; maximize savings in ongoing operating costs; maximize comfort and safety of building occupants; and act as a leader in sustainable initiatives for the commercial furnishing industry in Alberta.

Technologies applied include the development of high quality, low toxicity interior finishes, efficient lighting fixtures and controls, water efficient plumbing fixtures, and flexible interior spaces with the use of movable wall systems.

The AODBT office renovation is the redevelopment of the former Western Groceries warehouse in Saskatoon Saskatchewan. The vision of the project is to focus on the revitalization of not only a building, but also to be a part of the transformation of an entire neighborhood. The site is located in the Caswell Hill area of Saskatoon, which is a core neighborhood just west of the City's downtown. To assist with redevelopment of core neighborhoods, the City of Saskatoon has identified an enterprise zone within the city to encourage growth. Caswell Hill is part of the enterprise zone. As such, the City worked in collaboration with the project team on many facets of the project to ensure a successful outcome.

Giving Staff a Proper Work area

During the facility's design, much effort was made to ensure all staff had the proper work space to perform their daily tasks. One of the most important aspects of this was to get the right amount and type of natural light in to every employee in the building. This was achieved by a mixture of punched windows, a large feature window to the best site view, and skylights where the light is properly diverted. This combination gave the staff light from a variety of directions, along with a view of a beautiful turn of the century neighborhood.

A New Look for an Old Building

The majority of the building shell was kept as is, with the exception of a few punched penetrations for light. However, insulation and cladding was added to all sides of the building for esthetics and added energy efficiency. The roof was also updated, complete with a high-albedo finish to reduce the amount of heat absorption.

Innovative Engineering Solutions

The building's prior use did not require a high level of Mechanical or Electrical systems. As such, many upgrades are required for an office environment. Daylight harvesting technologies are planned for the facility to properly utilize the created penetrations. A highly efficient mechanical system is planned and modeling will be done to ensure the high performance and controllability of the system. Innovative methods of reducing water will also be explored, both through the use of low-flow fixtures, but also by making smart landscaping choices.

The hope for any company is to give its staff the best working environment possible to increase job satisfaction. The project team and owners believe that achieving LEED accreditation is a proven way to provide a better building. As believers in the LEED process, AODBT also wishes to make this building an educational facility that can show interested parties the benefits of a LEED certified facility.

Now fourteen years old, the headquarters for the Association of Professional Engineers and Geoscientists of BC (APEG BC) sets a precedent for successful green design, particularly for superior natural lighting technologies. Architects worked along side APEG engineers in an integrated approach to design this successful space.

The electrical systems maximize passive solar energies for lighting and heating. Most noticeable in appearance are precisely shaped “sails” that are suspended within the interior of the structure. These sails distribute natural and artificial light evenly into the interior space. Extensive glazing and fritted glass louvers on the east and south faces also contribute to enjoyable work space for APEG employees.

The Aquatic Ecosystems Research Laboratory (AERL) is a four story, 6000 m facility that houses three distinct research units:

• The UBC Fisheries Centre (FC)
• The Institute for Resources Environment and Sustainability (IRES)
• The BC Fisheries Research Unit (BCFU)

Completed in 2006 AERL features a state-of-the-art Immersion Laboratory that simulates real-time underwater and coastal habitats. The Canada Green Building Council has awarded LEED-BC Gold Certification to UBC-AERL.

The project is composed of two distinct pieces. The Archives of Ontario which is located in the podium section of the building, is a 100,000 sq.ft facility which will serve as the primary point of public access for archival documents and will house frequently accessed documents, high value items and special collections. In addition it will be used for general office use, public viewing areas and preservation labs. The second piece of this development is located primarily in the tower portion of the project, it will be composed of roughly 100,000 sq.ft. of academic and administrative space to be leased by York University.

This single family house built in 1910 was converted into three stacked strata-titled townhouse units with a new in-fill coach house addition. The added density gave the building a Floor Space Ratio (FSR) of 0.75.

An effort was made to preserve the character of the original home. This included restoring certain interior features, preserving the wall framing and roof structure, and using reclaimed wood from demolished buildings for sheathing and framing.

Argonne Child Development Center is San Francisco's first solar-powered school. Since Argonne shares its site with San Francisco's largest community garden, neighbor and community participation were essential to the design of the project. The new school building incorporates the surrounding gardens and play areas to stretch the concept of a classroom.

Brentwood College School is an independent school in Mill Bay located 40 km north of Victoria, BC on Vancouver Island. The school has over 400 students and 40 full time faculty members, half of whom live on campus with their families. Thirty-seven miles long, Assateague Island National Seashore covers more than 18,000 acres in the states of Maryland and Virginia. This barrier island is constantly evolving and has moved a quarter mile inland since 1866. Though the park maintains three visitor centers, it has no overnight lodging facilities other than campgrounds.

As part of the Assiniboine Community College's move to the former site of the Brandon Mental Health Centre on the North Hill in Brandon, a renovation and expansion of the historic Pineridge Building will be completed to house the College's School of Trades.

The project will include two new buildings linked by overhead walkways to the existing structure to surround an outdoor courtyard. The Pineridge building will undergo extensive renovations to both the interior and exterior of the building while preserving the historic character of the facility. Special attention will be paid to salvaging and reusing materials disassembled during deconstruction.

The Lesser Slave Lake Boreal Centre for Bird Conservation is being built to serve these 3 major functions: research, education, and tourism.

The Bremerton Bachelor Enlisted Quarters (BEQ) Building 1044, was constructed as part of a navy base housing complex that will eventually contain seven BEQ buildings divided into several projects extending through 2015. The building provides 132 living units along with common areas and support spaces. The living units are occupied only when the sailors are on-shore.

The Etea Spa & Resort is a private residence club located on a 26 acre parcel of lakefront property in the scenic Crowsnest Pass. This site is situated 200 kilometres southwest of Calgary in the Canadian Rockies on a freshwater lake.

The first phase of the development will engage the area of land closest to the lake on the two-tiered site. The architecture consists of three curving masses that flow and compliment the natural rock outcroppings, shoreline and landscape. The spaces in-between the buildings have been carefully composed to afford framed views of Crowsnest Lake. Nonetheless the spaces within the buildings have been intimately linked together to provide unobstructed access and interconnection for year-round comfort. The buildings have also been sited to optimize their potential to harvest wind and solar energy. These natural forces have also played a part in forming the bold and smooth articulation of the contemporary architectural forms.

Programmatically, the Etea Spa & Resort will consist of approximately 600 living units that will be marketed as full and fractional ownership condominiums. The primary developed amenity of the resort will be a 40,000 square foot spa. Secondary amenities include 2 restaurants, a fitness and wellness area, indoor and outdoor pools, a theatre, sales, centre, and several unique lounge spaces. The development is situated upon an underground parkade that will also house the loading, garbage, and back of house requirements.

One of the primary objectives for this project is to compliment the site's natural beauty. With this mandate in mind we have tailored our design to have a minimal footprint on the site in order to reduce the impact we have on the existing neighboring ecosystems. This directive has also initiated us to take all possible measures to minimize environmental impact during the project's development and eventually through the day-to-day operations of the resort.
